A Design and Staging Consultation

We will use our experience to objectively access your home and view it through the eyes of a home buyer. We work with many designers and home stagers in our area. We have developed an excellent eye for detail and know what is important in showing preparation.

As active Realtors, we preview most new listings in the area. Experience shows that homes on the market are the best indicators and evidence of what is selling.

What To Fix and How to Fix It

Now that you've had the opportunity to see your home through the eyes of a home buyer; you will quickly evaluate what is in need of repair.

Experience shows, that for every $100 worth of needed repairs, buyers will estimate those repairs to be three to five times more costly. Buyers will, at best, reduce their offers by 'their' estimated amount of repairs; at worst, they will not make an offer to purchase.

You want to sell your home. That's why it is so important to make the necessary repairs prior to staging. You may decide to do this work on your own, or you will choose to allow us to help you manage the process. We have developed long term relationships with many high quality service providers in the areas of, termite inspection, plumbing, electrical, concrete, roofing, heating / air and drywall to mention a few.

We will use our experience and expertise to help you identify the important items that need your attention.

Technology offers some outstanding tools. The speed at which information can be shared continues to increase and shows no signs of turning back.

We have embraced this change. We use an available technology called 'blogging'. It helps us stay current with our clients by allowing us to consistently provide new information about real estate and what's happening and also some information about us. They have unprecedented access to us and we like it that way. In fact, many of our clients have become our greatest advocates.

Internet / Email Marketing

We are very proud of the quality and materials we use to market your property via the Internet and through email.  Our affiliate memberships offer some of the most powerful real estate marketing tools available. They allow us to provide high quality HTML emails and links which lead to your home information or even a link to be posted on blogs and bulletin boards.

We will ask you to help us market your home through your ability to contact people you know via email and who also might be happy to help you sell your home. They know many people, just like you do.

There are two types of listings available on IDX. Our membership level with Realtor.com allows us to 'enhance' all of our listings so you are provided with the best possible exposure and all pictures are available for viewing.

Buyers love to search for what they want to buy, uninterrupted. Initially, they don't want anyone telling them where to go or what to look at, they want information to help them move toward their goal. Experience shows that buyers will drive through the neighborhood they want to live in and call from the signs on properties for sale. 

We record an information packed free recorded message for buyers you may never see, who will drive by your home, want more information, call the number and listen to the message. This information is available 24 hours a day, seven days a week. The information they get in the message is enough for them to determine if they want more and 'how' to get it. The goal is, they are pleased with what they hear and are looking forward to seeing your house before they even get inside.

Virtual Tour with DVD

A virtual tour is a buyers ability to 'get inside' your home and become excited about it before they ever set foot inside. All media collected on your home is hi-resolution digital photography compiled by a professional photographer. It is tastefully presented and available through an on line website. We also use these photographs for all of the marketing pieces we create.

Experience shows buyers love to pick up the 'free' materials and handouts we provide; so we request your tour be produced into a DVD. We offer them, free, with your handouts. Your buyer can pick one up at the house and then take it home and pop into their home video DVD player and enjoy the finer features of your home, while they are at home.

Getting Other Agents Interested

We will schedule (with your approval) a Broker caravan to get as many area agents and brokers through your house as possible. It will be scheduled and completed at a specific time.

The purpose is so they can assess the area inventory for their potential buyers and also, give us critical feedback about how your property 'shows' in comparison to the others in the area. The more traffic we get through your home, the better opportunity we have to sell it, wouldn't you agree?

Your Own Personal Video Tour

Technology has allowed us to do some incredible things to help you market your home. No one knows your home better than you do. We will provide you with the opportunity to do your own 'walking video tour'. If you prefer we will be happy to do this for you. The tour will be narrated and highlight all of the most appreciated features of your home.

Private Open House for Your Neighbors

An excellent way to find your potential buyer is through your neighborhood 'network'. We have drafted an invitation letter which, with your permission, we will send to all of your neighbors, inviting them to a private - 'pre-open' house for neighbors only. 

Our experience is, one of your neighbors may already know the person they would like to live in your home when you sell it. We find the neighbors are excellent advocates to help you market your home and really appreciate your offer to invite them over for a preview.

Proven Marketing for Your Open House

We will prepare and market your open house with approximately 25 'ugly yellow signs'. This proven method of generating traffic has allowed us to get as many as 100 people to a scheduled open house. You have to actually see it happening to believe it. 

One of our open houses in Cardiff had over 100 visitors.

Letting The Neighbors Know What You're Up To

Similar to your letter to the neighbors, we will send a postcard to the 'owner occupied' properties in your area, explaining what's going on in the neighborhood. They will already know something is happening because of the many signs and activity around your home.

We want to give them another opportunity to help you by helping themselves find their new neighbor. They will have access to the free recorded message also, so they can pass on the information to someone they know.
